“Three generations of our family gathered for the first time in 3 years in this thoughtfully designed and beautifully constructed residence. The view features thousands of flowering lupines, birch and pine cascading down towards a long-range view of the water, punctuated with the colossal rocks of the coast. The scenery changed every day with the weather and the phase of the moon, and the lack of light pollution meant the dome of stars was brilliant. We had a campfire in the firepit surrounded by Adirondack chairs, accompanied by family musicians on their guitars, played Kubb on the lawn surrounded by fearless bright-eyed rabbits, picked wild raspberries, cloudberries and blueberries in the abundant woods surrounding. The house is full of views and light, with elegant finishes and wonderful patina in the architectural salvage used for the wide floorboards and interior doors. Beds are very comfortable with excellent linens, and the bathrooms and kitchen were spotless and up-to-date. The house functions extremely well for a group of 10 (with 3 in the guest house, which is also lovely). We were able to dine together, cook together, play games together, but yet still found all the privacy we needed.
The house is larger than it looks in the photos, and has many lovely small corners for reading or noodling on the guitar.
Outside the house the nature trails are full of gorgeous panoramas and hidden coves, spongy moss and fragrant balsam. We took a whale watch from Eastport and saw Minkes and porpoises, harbor seals and bald eagles. Seals regularly swam in front of the house, too.
Sarah Rose, the property manager, was kind and responsive and sent us loads of information beforehand.

“We were tempted never to leave but always had a great time when we forced ourselves to venture out from this luxurious large property. It has breathtaking views of the sea and its own rocky cove, plus plenty of wildlife in the teeming air, woods, and water, and numerous footpaths. There is an outdoor grill and firepit inviting barbecues and conversations late into the night. The gigantic back porch and deep chairs facing the sea make more talk, a good book, or lazy naps inviting. The bedrooms, kitchen, living and entertaining spaces are modern and great for having company. When you choose to do so, you and your guests can enjoy the ample offerings of the local farm and sea to table bounty including of course local fresh lobster, lobster, and more lobster: the best you will ever enjoy. Even so, you will want to tear yourself away to sample the friendly, quirky charms of Lubec which include good local restaurants, bake shops, craft stores, fishing and water-sports and wacky events like the annual Pirate festival which can only be experienced, as we did, but never quite explained. The Roosevelt estate and visitor center across the bridge from Lubec is not to be missed. When you stay at Boot Cove, you do not just get away, you are transported to a new level of healthy, reinvigorating, fun existence.”
